OUR APPROACH
BUY
We conduct extensive research to identify and purchase properties that meet or exceed our investment criteria for area employment, population growth and more. The properties we purchase will cash flow on day one.
IMPROVE
Add value to property by addressing deferred maintenance opportunities, decreasing expenses and updating the building to increase the market rents. This increases the value of the building. While the improvements are underway, you are enjoying the benefits of passive real estate investing, collecting monthly returns while we take care of the day to day work.
REFINANCE
Once the property is updated, an appraisal is ordered to confirm the value added by improving the property. The property is then refinanced to pull cash out of the investment to distribute to you, the investor.
SELL
Upon the sale of the property, your principal investment is returned along with your share of the profit generated from the sale of the building.

What is an accredited investor? Do I need to be one?An accredited investor is someone who meets certain requirements for income and net worth, based on Securities and Exchange Commission (SEC) regulations. These parameters were put in place to ensure proper protection for all investors. To be an accredited investor, you must either: A. Have an annual income of $200,000, or $300,000 for joint income, for each of the last two years, with expectations of earning the same or higher income this year. Or, B. Have a net worth exceeding $1 million, not counting your primary home While most of our deals are available to accredited investors only, we invite everyone to join The Network, our investors group, and learn about available investment opportunities.

What is the minimum investment?Most of our deals require a minimum investment of $25k to participate.

When can I pull my money out of the investment?The typical hold period for most of our deals is 5 years. This means, you should be prepared to leave your investment in the syndication for that period of time. During the hold period, you will receive monthly distributions from your investment. At the end of the hold period, your principal will be returned in full along with any additional earnings you may be entitled to if the property is sold.

What is a Limited Partner Investor?In the Robinson Equity Group, limited partners are passive investors in a real estate syndication (investment group) who pool their money with other investors to purchase a multifamily property. Limited partners enjoy the benefits of investing in apartment buildings without having the hassle of being a landlord or being involved in the day to day operations of the business. Limited partners invest a sum of money, receive monthly cash returns based on their investments (true passive income!) and receive their principal back in full at the end of the deal.

What returns should I expect on my investment?While exact percentages will vary from one investment to the next, you will receive the same types of returns across the board when you invest with us. Cash returns are paid to investors throughout the lifecycle of each investment on a monthly basis. You will also receive a portion of the profits from the sale of the property at the end of the investment period.

What are the risks?Commercial real estate assets like apartment buildings and self-storage facilities operate are not tied to the performance of the stock market. In a recession, they might even perform better than other asset types, as people look for ways to reduce their expenses. They also benefit from lower vacancy rates than single family homes and there are more tenants in the building whose rent payments are available to pay down the mortgage.
